THE DESIGN BRIEF
The Design Process. However good the finishes are, if the design is poor, the end result can be disappointing. At the heart of our company is the determination to translate your ideas and requirements into a home that not only looks good, but also will work in terms of practical day-to-day living. No two clients are the same. We offer a first-class service aimed at achieving exactly the home you want. New Homes. |

| Each home is a “one-off”.
Each home reflects the individual desires of the client. Any home design must take into account its immediate surroundings, so the first step is for us to meet with you at the site / property so that we can fully discuss your requirements and for us to gain a feel for the location and general area. At the same time a general idea of costings may be discussed together with any possible planning implications. There is no point in designing a “mansion” when the property or purse is only large enough for a modest home. When the client fully understands the nature and funding of the project, preliminary designs may be produced for client’s approval. When the design is complete, the plans will be submitted for Full Planning Approval to the Local Authority. Since we are in constant contact with the planning officers, we can monitor the application as it proceeds and we can discuss difficulties should any occur. Our fees for design vary from property to property, but typically they are in the order of £750.00 plus VAT for a new dwelling. The client is also responsible for all Local Authority Planning and Building Regulation fees. The design process described above is normally dealt with separately from the Building Contract, and although we obviously hope that you will have us construct your new home, you are at liberty to take the design to other companies to obtain alternative estimates. |

| Barn Conversions.
Every barn which is suitable for conversion is different, and whilst there can sometimes be planning considerations which may limit the scope of additions and alterations to the external structure, each barn conversion can reflect the individual nature of its construction and of its owners individual tastes. By combining modern materials and methods with more traditional construction, the end result will be a pleasing and substantial home. |
